Welcome to the Tanner Hall Architectural Review Board page.  Here you can find the process for submitting requests for authorization from the ARB to construct or remodel homes within the Tanner Hall community.   We are a covenant controlled community.  Please refer to the declaration for community building and appearance standards.   Applications for architectural review can be found in your homeowner portal: Community Association Management. 

If you are considering any exterior modifications to your home, please remember ARC committee
approval is required prior to any modifications being made. The ARC Committee will then review the
proposed modifications. This is to ensure modifications proposed are compliant with the Tanner Hall
Declaration of Covenants and Restrictions, which can be found here.
Modifications requiring authorization include, but are not limited to, installing a fence, construction of an outbuilding, satellite dish installation, playsets, changing the exterior paint color of your home, adding a storm door, building any addition to your home or driveway, or any major landscaping changes.

You do NOT need approval from the ARC for improvement projects to the interior of your home nor do
you need approval for repairing or restoring an exterior feature to it’s original appearance (i.e. replacing a rotten fence board with one the same material/color, repainting your home, front door or shutters the same color.)

Failure to get authorization for your modification can result in being charged with a violation of the Covenants and Restrictions and the Board of Directors could impose sanctions, including fines of up to $100.00 per day, until your property is brought into compliance.

The Board of Directors is elected by the membership on an annual basis at the annual meeting to represent the interests of the home owners.  It is comprised of  president, vice-president, secretary, treasurer, and additional members-at-large.  In addition to the board, several committees have been established to perform special functions as necessary to aide in the preservation of the neighborhood.

CLUBHOUSE RESERVATION

Welcome to the Tanner Hall Barn clubhouse reservation page. Tanner Hall barn reservations can be made using the following instructions:
o Submit your rental reservation request to reservations@tannerhallpoa.org
o Include your name, address, date requested, start & stop times, number of guests (max of 50) & event reference
o Allow up to 48 hours for a response to your request
o The barn rental fee of $250 to be paid prior to the event
o Once you submit this information, your POA account will be charged the $250 rental fee & you will be invoiced. The barn coordinator will send you the Tanner Hall Barn Rules & Rental Agreement & liability waiver to review, sign & return prior to your event. If not signed & returned, the event will be canceled.
o If you need to cancel your reservation for any reason after booking, the POA Board must be notified within 24 hours of the planned event to qualify for a full refund of your rental fee.

AMENITY ACCESS INFORMATION

The pool and clubhouse amenities are accessed using a fob system. All Tanner Hall POA members are entitled to receive (1) key fob at no cost to the member for accessing the pool and the Barn breezeway (bathroom area). The tennis courts and boat launch gate are currently locked using standard keyed padlocks. All residents will be issued 1 set of keys at no cost to the member.

Tanner Hall POA Key Policies:
1. Keys are to be used by residents and authorized guests only.
2. Additional keys or fobs can be purchased for $25.
3. Each property will have a maximum of 2 active keys at one time.
4. Additional keys may take up to 7-10 days to obtain, but are typically available within 24 hrs.
5. If you lose the key, notify the security coordinator as soon as possible.
6. Lost key fobs will be deactivated before a replacement is issued.
7. The association reserves the right to limit access for members that are not in good standing with the association.
